Elegant estate with roomy guest house on Lake Whippoorwill sells for $2.9M

It was love at first sight for a relocating couple when they first saw a home on Kirby Smith Road on the banks of Lake Whippoorwill.

“Their first reaction was ‘wow’ this is exactly what we’ve been looking for and haven’t been able to find,” said Suzanne Docobo with Keller Williams Realty CS, who was only on the market for about six weeks.

“There were multiple offers and I was very grateful I was able to win this for my buyers. We ended up coming in really strong with an all-cash offer and we got it done,” Docobo told GrowthSpotter.

The 3,679 square foot main home sits on almost five acres and was built in 2009 but extensively renovated recently.

“It’s unique because it is two lots of land. It has its own private guesthouse, too. And the entire property, even the guest house, overlooks the water, which is really pretty,” Docobo said. “[The buyers] liked having the guest house for visitors and for family. Everyone can have their own space.”

The guest house has two bedrooms and is large at 2,000 square feet. A covered walkway and courtyard connect everything.

“It’s kind of neat walking through those areas between the houses. It’s really pretty with the foliage and seating areas,” she explains.

Public records show the buyers as Michael and Cynthia Rowsey, who are moving to Central Florida from the Chicago area to retire.

“They love to cook and entertain. They’re super thrilled and excited,” Docobo said about the buyers. “One of the buyers is a woodworker so she’s going do some woodworking out of the house and the husband loves to cook, so the kitchen is absolutely perfect for them.”

Public records list the sellers as Paul John Angelino and Ellie Angelino, represented by Tracy Parsey with La Rosa Realty.

“The sellers were custom designers and just put a lot of work into the house, which made it really, really, really nice,” Docobo said, adding everything is exquisitely decorated. “I think the details of the property spoke to [the buyers] as opposed to other houses. The finishes were so pristine and well done and custom. The quality of the build is very appealing.”

Edward Mezardjian was the home’s builder back in 2009.

Docobo said the buyers plan to keep most of the house the way it is but add a wine cellar and a woodworking shop.

“One of the things that appealed to them was there is enough land to build their own workshop so she can continue with her woodworking.”

For other types of recreation, the home has a large pool, an outdoor kitchen, and 152 feet of lakefront.

“Having access to the lake was very important [to the buyers],” Docobo said, adding they are boaters and the dock has a lift. “There’s a lot of grass and a lot of open area. They have a patio overhang on the first and second floor which is really nice for entertaining.”
